It has been more than four years since the Homes (Fitness for Human Habitation) Act 2018 was introduced, making it a legal requirement that properties let under qualifying tenancies must be fit for human habitation at the outset of the tenancy and throughout its term. Since that time the Social Housing Sector has come under increased scrutiny, from the Regulator, the Ombudsman, Government and the media.

Principal Associates, Rachael Fawcett and Matthew Lake, will review the impact of the Act in the context of housing conditions claims, with a particular focus on claims for personal injuries arising from the alleged condition of the property, as well as considering the public and political landscape, offering a practical guide to the types of matters that must be considered when dealing with these issues.
