Thomas works in the real estate team and is a social housing specialist working predominantly for social housing clients. He also acts for local authority clients and has experience of acting for national charities.
He deals with a wide range of property matters for Registered Providers including site assembly, large scale development and complex regeneration schemes, grant funding agreements, clawback agreements, overage agreements, novations and options on a wide range of different deals – some highly complex and others more straightforward. In acquiring schemes he will identify issues upon which require specialist advice may be required and introduces clients to specialist lawyers in the areas of environmental, construction, tax, planning and procurement law as appropriate.
Once acquisitions are complete, Thomas deals with site set up and in liaison with colleagues, arranges for disposal of units – for larger schemes via the Plot Sales team.
He has acted in multi-party agreements with more than one seller and sub-sale arrangements across an array of schemes with different tenures. He acts for private rent sector (PRS) subsidiaries of Registered Providers in acquiring tenanted schemes and land for regeneration and development including distressed acquisitions from receivers acting for mortgagees in possession.
Thomas also acts for Registered Providers in respect of large scale securitisation and refinancing transactions and stock transfer agreements.
He is experienced in advising in respect of statutory and infrastructure agreements under various legislation including the Town and Country Planning Act 1990, the Highways Act 1980 and the Water Industry Act 1991 together with easements to utilities providers.
Thomas advises in respect of all aspects of commercial leasing including new leases, lease renewals, deeds of variation, rectification and surrender licences to assign, underlet and carry out alterations. He also carries out routine property transactions for Registered Providers and provides bespoke advices in connection with one-off issues such as prescriptive easements, issues relating to town and village greens and interpretation of freehold and leasehold covenants.
